It is hard to believe Easter is already upon us and what a busy start to the year it has been!Leasing activity and rental inquiry remains consistantly strong across our managed portfolio of properties, with a welcomed surge in tenancy inquiry throughout March and April. Demand has been particularly strong for well presented 2 and 3 bedroom apartments and townhouses in the weekly rental range of $800 – $1200 per week.
Sales wise, and despite the negative media sentiment around Sydney housing markets, we have seen our teams strongest results recorded for the last 12 month period throughout March and April. Properties might be taking slightly longer to attract the right buyer, however we are finding that structured sales and marketing campaigns, together with impeccable property presentation are still seeing strong inspections by qualified buyers and taking on average 29 days on the market to secure the right result.
Further good news for the Sydney housing market came out over the weekend, following one of the years biggest auction days (756 scheduled auctions across Sydney on Saturday 13th April) . The graph below illustrates the auction clearance rates across Australian capital cities, where Sydney recorded the most promising performance of all.
If you are considering selling your property in 2019 and wondering when the most favorable selling conditions of the year will be to maximise your price, our advice is that with the federal election scheduled for Saturday 18th May and together with a traditional slow down in listing numbers throughout Winter, we do see this timing as an opportunity. A few reasons being are that there is less competing properties on the market giving buyers less choice, together with the statistics showing increased buyer inspections of our listed properties at the highest levels for the last 6 month period. This we believe is backed by the recent positive auction clearance data mentioned in the graph above.
